What would be the benefit of using Westpoint Homes Assured Sale Service?

By using this Service we take away any risk of you entering into a legally binding agreement to purchase our property without having a sale on your current property guaranteed.

While we are building your new property, by using the Assured Sale Service you can market your current property through the local agents which will hopefully result in a sale on the open market.

If however you do not achieve a sale 4 weeks prior to the entry date for your new property Westpoint Homes will agree to purchase your property from you as a part-exchange at a price that we will agree with you at the outset.

So you might ask, what are the benefits to you using Westpoint Homes Assured Sale Service?

  • You have the opportunity to secure a sale on the open market knowing that if this does not happen that you have a legally agreed offer should you require it.
  • Westpoint Homes will pay for your Home Report
  • You can move ahead with the purchase of your new property knowing that you do not have to worry about the sale of your dependant property.

Would Westpoint Homes make you a fair offer on my current property?

Westpoint Homes would offer you a very fair price based on 2 independent valuations from local Estate Agents and subject to a satisfactory Home Report from a Chartered Surveyor

What is the criteria for Westpoint Homes Assured Sale?

  • Your current property value must be at least 30% lower than the price of the Westpoint Homes property value.
  • Westpoint Homes will only offer the Assured Sale Service on plots that will not be completed for at least 4 months.
  • Westpoint Homes will not offer on any property that are either listed or more than 100 years old
  • Westpoint Homes will only offer on properties that are within reasonable travel distance of their office or development.
  • Westpoint Homes will only offer on properties once they are satisfied with the Agents values and the Home report.

What happens now?

  • You reserve your chosen Westpoint Homes property at the fixed price subject to the Assured Sale being agreed. At this stage you will pay the £1000 reservation fee, if for whatever reason we cannot agree the Assured Sale this reservation fee will refunded.
  • Two Local Estate Agents will be appointed by Westpoint Homes to carry out Valuations on your property and a representative from Westpoint Homes will visit you at your property to inspect the property and discuss taking the Assured Sale Service forward should your property be suitable.
  • We will then instruct a local surveyor (paid by Westpoint Homes) to carry out a Home report, once we have a satisfactory Home Report and have agreed a price for the purchase of the property the reservation fee of £1000 will be non-refundable but will be deducted from the final balance of your new property. If at this point you choose to cancel your reservation only 50% of your reservation fee will be refundable.
  • Westpoint Homes solicitors will then issue an Assured Sale missives to your solicitor from which time you will have 14 days to conclude, at this stage a further deposit of 2.5% of the purchase price will be payable to your solicitor.
  • You will then go on the open market with your property secure in the knowledge that if you do not sell it within 4 weeks of the entry date of your new property that Westpoint Homes will purchase your property from you at the agreed Part Exchange price.

N.B. If you use our Part Exchange Service Westpoint Homes will reserve the right to retain £500 at settlement to be set against any remedial works that may be required on your current property after you exit .The property will be inspected within 10 days of your exit date at which time all or part of the balance will be returned.
